What is a motorized retractable patio screen?

It’s a screen that rolls up into a slim housing mounted at the top of a patio opening. A motor lowers it along two side tracks until the bottom bar rests on the floor, and raises it back out of sight when you’re done. You can have a screened patio when you want one and an open patio when you don’t.

What’s the difference between insect, solar and privacy fabric?

Insect mesh is the most open and easiest to see through, and it’s made to keep bugs out. Solar fabric is woven tighter to block glare and direct sun. Privacy fabric is the densest and blocks the view in from outside. You can use a different fabric on each opening.

What is a zipper-track system?

In a zipper-track system, the side edges of the fabric have a strip that stays locked inside the side tracks. The screen holds its shape in wind instead of billowing, and there’s no gap at the edges for bugs to get through.

How do I control the screens?

With a handheld remote, a wall switch or both. Many systems can also connect to a compatible smart-home hub for app or voice control and schedules. You can run one screen at a time or all of them together.

What happens if the power goes out?

Motorized screens need power to move, so they stay where they are until power comes back. Some systems offer a manual override or battery-powered motors. Ask about it at your consultation if it matters to you.

Every screen is made for a specific opening, so the price depends on how many openings you have, their size, the fabric, the track system and the controls you choose. We give you a written quote after measuring at your free consultation, and we don’t guess at prices without seeing the patio.

Is the consultation really free?

Yes. The in-home consultation and your written quote are free, and you’re under no obligation.

How long does the whole process take?

After the consultation, your screens are made to your measurements, so there’s a production lead time that depends on the system and fabric. We give you an expected timeline with your quote. Installation itself is often done in a day for a typical patio, and larger projects can take longer.

Do I need to be home for the installation?

Someone needs to be there at the start to give access and at the end for the walkthrough, where we show you how everything works and program your remotes.

Do I need HOA approval?

Many HOAs and some cities require approval for exterior changes. Check your guidelines before installation. We can provide product details, color options and fabric samples to include with your application.

Do you offer a warranty?

Warranty coverage depends on the system and components you choose. We’ll give you the warranty details in writing with your quote.

Weather and care

Can I leave the screens down during a storm?

Zipper-track screens hold up to everyday wind and afternoon thunderstorms far better than loose screens, but no fabric screen is a storm shutter. For tropical storms, hurricanes or high wind warnings, raise the screens into their housings.

Will installation damage my patio?

The housing and tracks are fastened to your beams and posts, just like any patio fixture. We check the mounting surfaces at the consultation and tell you about anything that needs attention before we install.

How do I take care of my screens?

Rinse the fabric and tracks with a garden hose and mild soapy water now and then, and let a wet screen dry before you roll it up for a long stretch. Don’t use a pressure washer.

Do you repair screens you didn’t install?

Often, yes, depending on the brand and whether parts are available. Send us photos and the brand name, and we’ll let you know.
