Katy has grown fast, and a lot of its homes are newer builds with big covered patios built in from the start. The builder gives you a roof and a slab. Rarely anything to keep the bugs or the afternoon sun out.

The area sits on flat, open prairie west of Houston, and that affects how a patio gets used. With few hills or mature trees to break it up, wind comes across open ground freely, and west-facing patios catch the full sun late in the day.

Newer Katy neighborhoods often back onto open land, retention ponds or greenbelts, and young landscaping doesn’t block much yet. A loose screen in that kind of exposure flaps and can pull out of its tracks. Zipper-track systems lock the fabric edge in the track, which is why we recommend them for exposed patios.

Finishing a builder patio

If your home is new, the patio cover was probably framed to a standard size with standard posts, which usually makes mounting straightforward. We still measure every opening, because posts and beams are rarely perfectly square, and a screen that doesn’t fit its opening won’t seal.

If you’re still building, ask about an outdoor outlet near the top of the patio cover. It makes powering motorized screens simpler later.

Can screens handle the wind on my open lot?

Zipper-track screens are made for exposed patios and hold up far better in gusty conditions than loose screens. No fabric screen is a storm shutter, though, so raise them when severe weather or high winds are forecast.

My HOA is still run by the developer. Does that change anything?

Communities still under developer control usually have their own design guidelines and review process. Check them before installing anything. We can give you product details and fabric samples for your application.
